Leasing & Application Process
We understand that at the time you are searching for a new place to live you have many concerns. That's why Adami & Associates desires to make the leasing & application processes as simple as possible.  

Leasing Criteria
1.  Monthly Income - Applicnat must earn at least three times the entire rental amount that they are applying for.
2.  Rental History - (i) Applicant or guarantor must have at least 6 months verifiable payment history. (ii) They must not owe another apartment complex or landlord money. (iii) If applicant or guarantor has owned, or currently owns a home, verification of payment history from the mortage company will be required.
3.  Credit History - No repossessions, charge offs, collection accounts, judgments or liens.  Written verification is required to show that any of the previous listed credit problems have been paid off.  Tax liens will not disqualify an applicant.  A court executed settlement listing any accounts listed on a report under Bankruptcy can be considered as long as they show some accounts as current and in good standing.

Rental Application
Each person who plans to reside in the leased premises is required to complete a rental application. All information on the application should be completed in order to expedite the approval process. The application can be filled out online.  However, original signatures and fees are due in the office before we can run any credit, rental history or criminal checks.  See the link at the bottom of the Home Page.

Guarantor Application
All students and any other applicant who is unable to meet the leasing criteria, (including credit & rental history) are required to have a Guarantor. The Guarantor, usually the parents or guardians of the student or applicant, must meet the leasing criteria and fully accept responsibility for and guarantee all terms of the lease agreement. The Guarantor Application should be completed in its entirety and notarized.

The Guarantor form can be downloaded from our website. The original notarized form, along with the fee, must be submitted to our office before final approval process can be completed.

Application Fee $35.00 per person
Guarantor Fee $10.00 per person
Security Deposit (single family homes) 1 month’s rent
Security Deposit (apartments/condos) $150 per person
Pet Deposit (per pet, if allowed) $250 deposit. $250 non-refundable fee
