Leasing & Application Process

We understand, when searching for a new home, it may be very stressful. Adami & Associates will make every effort to make the leasing & application process as simple as possible.  

Leasing Criteria
Monthly Income - Applicant must individually earn at least three times the full rent amount.

Rental History
- (a) Applicant or guarantor must have at least 6 months verifiable payment history. (b) They must not have an outstanding balance with another community or landlord.  (c) If applicant or guarantor has owned, or currently owns a home, verification of payment history from the mortage company will be required.

Credit History
- No repossessions, charge offs, collection accounts, judgments or liens.  Written verification will be required for any negative credit lines that have been paid in full.  Tax liens do not automatically disqualify an applicant.  A court executed settlement listing any accounts reported under bankruptcy may be considered, if some accounts are showing current and in good standing.

Rental Application
Each applicant will be required to submit a completed application, application fee, and deposit in order for us to process and hold a home off the market.  Upon approval, all parties will be required to schedule a lease review to execute a lease contract with our property manager within 3 days to finalize the lease process.  Partial applications and/or fees will not be accepted.

Guarantor Application
All students and any other applicant who is unable to meet the leasing criteria, will be required to have a guarantor. The guarantor, must be the parent or legal guardian of the student or applicant. Guarantors must meet the leasing criteria and accept full responsibility for all terms of the lease agreement. 

Guarantor Applications must be complete and notarized.
Guarantor form is available to download from our website. The original notarized form, along with the fee, must be submitted to our office before we can process.

Lease Review
It is our recommendation that all applicants and guarantors take the time to view the online Texas Apartment Association lease review.  This will provide a better understanding of the responsibilities of the tenants and the management company, as well as what the legal ramifications are for violating the lease. 

Application Fee $45.00 per person
Guarantor Application Fee $45.00 per person
Security Deposit (single family homes) 1 month’s rent
Security Deposit (apartments/condos) $150 per person
Pet Deposit (per pet, if allowed) $250 deposit $250 non-refundable fee

Adami & Associates reserves the right to deny approval to otherwise qualified applicants,
with the exception of the fair housing requirements stated below.
