Prompt Rent Collection

We take rent collection very seriously. Our leases require that payments be made on the 1st of the month. We strictly enforce all lease provisions, including assessing late fees and, when necessary, eviction procedures.

Vacancy Control/Tenant Retention

Adami & Associates always treats your residents with courtesy and respect. Attaining quality residents is the first part of making your investment property profitable. The second part of the equation is to keep them for as long as possible.  We recognize that their satisfaction is key to their retention.

Renewal notices are sent to residents, in advance of the lease expiration, to encourage renewals and reduce turnover costs.

Vacating residents are required to give a minimum of 90 days notice. Upon receipt of this notice we immediately begin to market your property to minimize any loss in rental income.

Owner Communication

Adami & Associates never forgets that we work for you. It is your property that we are managing, and it is imperative that you stay informed about your investments. We provide monthly statements that detail all financial information on each property. Our commitment to good communication begins with our regular reports to you. Additionally, our friendly staff welcomes your inquiries at any time, and for any reason.

Reliable Record Keeping and User Friendly Statements

Adami & Associates utilizes specialty property management software which provides for reliable record keeping of your investment.  We have a full-time Accountant on our staff to monitor the financials. Each month, when we send your rental proceeds check, we also provide a statement with an itemized accounting of all transactions related to your property. For your convenience, rental income is forwarded directly to you. Detailed Annual Statements are also provided, together with copies of form 1099 MlSC, as required by the Internal Revenue Service.

Our staff evaluates each rental application and approves only qualified applicants. This evaluation includes a thorough credit and employment check to ensure that potential residents are stable and financially well qualified. We also run a criminal history check on all residents to make sure your home is safe. We contact current and past landlords to verify rental histories and payment records.

Our staff does a complete detailed lease review with all new residents to ensure that they understand the terms, responsibilities and expectations they agree to comply with.

3.         Timely and Reliable Documentation

Adami & Associates utilizes the Texas Apartment Association lease contract – a proven effective agreement that protects the landlord/owner. Leases, rental applications and other relevant documents are executed accurately and quickly. All funds are posted and deposited promptly. Additionally, Security Deposit Refunds are handled in accordance with current property laws pertaining to timeliness and deductibility of charges from residents’ security deposits. We know these transactions are critical to maintaining the security of your investment.
